We continually review and reflect on the queries we receive from our brokers to identify any opportunities to provide you with greater clarification on our lending criteria. Based on the key areas brokers have recently queried with us, we would like to confirm the following:
♦ For our residential mortgage products, the maximum age* we will consider is 85 years old (age at the end of the mortgage term).
♦ The maximum retirement age will be set at 69 years old or their expected retirement date, whichever is lower.
♦ For our residential interest only mortgage products, the maximum age* we will consider for the use of sale and downsize as a repayment vehicle is 69 years old.
♦ The maximum LTV for any property extensions will be set at 80%.
♦ For our buy to let mortgage products, the maximum age* we will consider is 90 years old (age at the end of the mortgage term).
*This refers to the maximum age of the oldest applicant.
The lending criteria set out above will be effective for any new mortgage applications submitted from 1 January 2022.
