Dos and Don'ts

Here's some information on what we offer and don't offer - to deliver the best financial products for our customers and their circumstances.

Whether you are a first time buyer moving onto the property market for the first time or looking to move your existing mortgage - our experienced team of Qualified Mortgage Advisers are on hand to offer support, and are available to discuss your options in branch or over the telephone.

What we do What we don't do
1. Residential and Buy to Let mortgages in England, Wales and the Isle of Wight. 1. Residential & Buy to Let mortgages in Scotland.
2. Mortgage term from 5 years to a maximum of 40 years. 2. Commercial lending.
3. Standard income multiple of 4.5 x main income or joint salary 3. Bridging Finance.
4. Residential mortgages for applicants from the age of 18. 4. Mortgages where proven affordability cannot be evidenced when stress tested.
5. Buy to Let mortgages available to applicants from age 21 with no maximum age up to maximum 65% Loan To Value. 5. Mortgages to UK nationals who are not residing in the UK (ex patriots).
6. Lending on leasehold flats subject to further lending criteria being met. 6. Applicants who have taken out a pay day loan within the last 3 years.
7. Applicants who are employed full or part time and have been continuously employed for the last 6 months. 7. Self build properties.
8. Self Employed applicants who can provide their latest two years accounts or tax returns.  
9. Right to Buy mortgages.  
10. Lending on new build property up to 95% Loan to Value subject to our lending limits.  
11. Interest only mortgages on residential properties subject to applicants having a credible repayment strategy that meets our lending policy.  
12. Applicants where they have had a bankruptcy which has been discharged more than 6 years ago, subject to a satisfactory credit search with no adverse credit registered within the last 3 years.
