Are there any exclusions?
As you'd expect there are some occasions when Mortgage Care cannot pay any benefits and a summary of these follows. For example, Mortgage Care does not cover the following:
- any medical conditions you knew about at the start date;
- any medical condition for which you had sought or received advice, treatment or counselling in the 12 months before the start date, even if it is not diagnosed. This condition will be waived if you have been continuously insured, symptom free and have not sought treatment or advice for the condition in the 24 months immediately before your claim. However, the only exception is if you have made a doctors appointment, failed to attend and have not been formally discharged; and
- any condition of a mental, psychiatric or nervous origin, including stress, anxiety or depression, unless treated by a consultant psychiatrist.
- you knew at the start date that you would become unemployed;
- you are made unemployed or told that you will be made unemployed within 60 days of the start date of your policy for taking out a new mortgage or 120 days of the start date of your policy if you already have a mortgage;
- you were in employment for less than 6 months before being made unemployed;
- unemployment is voluntary or due to your misconduct; and
- you are not registered as unemployed and signing on with the Employment Service Job Centre.
How much cover can I take out?
Cover is based upon your monthly mortgage payment, plus any associated investment plan premiums you may have to pay. You can also add an extra amount to help you meet any other mortgage related costs, such as buildings and contents insurance premiums, or regular bills like gas and electricity.
If you have a joint mortgage, you may arrange for both you and your partner to be covered (subject to an overall maximum of £2,000). Each person will be covered for the percentage of the monthly benefit that is shown in the schedule. The two percentages must add up to 100%.

I'm self-employed, can I be covered?
Yes. Mortgage Care also covers the self-employed. Naturally, you are covered for accident and sickness. You may also claim if you have involuntarily ceased to trade, declared this to the Inland Revenue and have registered with the Employment Service Job Centre.
How does it work?
As with many policies of this type, there is a waiting period of 30 days from the date you are first become ill, disabled or unemployed before Mortgage Care begins to pay benefits. Claim payments are made directly to the insured person so it is their responsibility to ensure that mortgage payments are kept up to date.
Unemployment arising within 60 days of the start of the policy is not covered for policies taken out with a new mortgage, or further loan, and within 120 days for policies taken out during the mortgage term.

What does it cost?
Not as much as you might think! The cost depends upon the type of cover and amount of Monthly Benefit you choose. For full Accident, Sickness and Unemployment cover the cost is £5.50 per month for each £100 of Monthly Benefit. If Accident and Sickness cover only is required this reduces to £2.52 per £100, and for Unemployment only cover £3.75 per £100 (Insurance premium tax at the current rate is included in these figures).

What if I change my mind?
Simply let us know within 30 days of receiving your policy and we will cancel the agreement. We promise to refund any premiums that you have already paid so long as you have not made a claim. After this period, you must give us 30 days written notice to cancel your cover. However, we are sure, that when you consider the possible financial consequences you will realise why Leek United strongly recommends Mortgage Care to protect your home.
